This information was prepared by Engineering Surveys & Services of Columbia for the 21 members of a committee reviewing land offers for a third comprehensive high school in the Columbia Public Schools.
Site location
Located at the southeast corner of the intersection of Rangeline Road and New Haven Road.
Size and shape of property
Rectangular in shape and encompassing 80 acres.
Sewer
No sewer on site. Possibilities include an onsite treatment plant to Cedar Creek, a 4.5 mile gravity sewer to the city main at Discovery Ridge or to pump 3 miles to sewer lines at the Old Hawthorne development.
Water
PWSD #9; 8-inch PVC on east side Rangeline Road, 6-inch PVC on north side Bowling Lane. 1500 gallons per minute not available for fire suppression. Currently, 2-4-inch PVC connected to north end of the 8 inch line. 12 inch PVC line to be extended to the 8-inch line by fall 2008.
Telephone
Copper service currently at site that probably does not have capacity. Nearest fiber optic service with capacity at MU property near New Haven Elementary School. Line will have to be extended along New Haven Road to site.
Cable TV
No service currently at site. Mediacom has nearest service with capacity at New Haven Road and Woodland Subdivision. Line will have to be extended along New Haven Road to site.
Gas
No service currently at site. Nearest main with capacity is an 8-inch main from the north along Rolling Hill Road to New Haven Road. Line will have to be extended along New Haven Road to site.
Electric
Boone Electric- 7620 volt three phase line on east side of Rangeline Road. Single phase line on north side of Bowling Lane. Available electric is sufficient to serve the site.
Storm sewer
Property is currently undeveloped. Therefore no storm sewers exist on the site.
Storm water management
Property is currently in the county and whether or not the property is annexed or pre-annexed into thecounty, it is likely that storm water detention will be required.
Site topography
Topography is gently sloping with 2 to 5percent grades. Majority of property is buildable.
Subsurface conditions
Our experience with the geologic conditions in Boone County indicate that we would not expect the presence of rock to be an issue on this property. Expansive clays are common in consideration with this property. A geotechnical investigation should be performed to classify the soil materials and confirm the presence or absence of rock as a construction consideration.
Sinkholes
No known sinkholes in the area. Recommend geotechnical investigation to confirm.
Wetlands
A Phase 1 Environmental Assessment has been performed on this property and the report revealed the presence of a small wetland area on the southern portion of this property. The location of the wetland area should not hamper the buildable area on this property.
Environmental impairments
No environmental impairments on property based on a Phase 1 environmental site assessment dated January 2007.
Cultural resources
No cultural resources on property based on a Phase 1 environmental site assessment dated January 2007.
Floodplain
Floodplain is not present on the property.

Accessible from Rangeline Road, a Boone County paved two-lane unimproved, rural roadway which is designated byColumbia Area Transportation Study Organization (February 2007) as a major arterial street.
